The Role of JB Lettings and Management
As a lettings and management agent our purpose is to find and match the right tenant to the right property and in most circumstances creating a ‘happy marriage’ between the landlord and tenant for the duration of the tenancy.
Services
We can provide a range of services for you, depending on the type of service that you feel would be most appropriate (depending upon the area the property is located). These include;
>Full Management (Gloucestershire area only)
>Rent Collection Only (Nationwide) )and
>Let only (or Tenant Find service) (Nationwide)
We always aim to remain as competitive as possible in all our services, including our fees.
Let only (or Tenant Find service)
We will market/advertise your property regularly and extensively in order to find you a suitable tenant for your property.
Once we find a suitable tenant for your property we will:
1 > Credit Check them
2 > Seek suitable references
3 > Agree an appropriate moving in date
3 > Prepare the Tenancy Agreement
4 > Prepare the Inventory
5 > Collect the first month’s rent and security deposit from the tenant and
6 > Arrange for the payment of all future rental amounts to be directed to your bank account via standing order mandate
Rent Collection Only
We will provide all the services above under Let only (Tenant find service), and in addition to this we will handle the rental payments.
Full Management
We manage every aspect of your property, including all the services of the Rent Collection Only and Tenant find services. In addition you will have peace of mind that your property is being professionally managed by us.
Advertising
We will advertise your property regularly through as many mediums as possible so that your property will never remain empty for longer than is necessary.
We advertise extensively;
>on the internet,
>direct mail/calls to all tenants on our database that require the type of property you have on offer,
>through local newspapers local directories and also through
>targeted door drop leaflets.
We are constantly adding new advertisements to our list so that your property will always gain the best possible exposure possible.
